Jumbo Loans 

These are loans above $417,000. Each county has its own established loan limit.

We can go up $5,000,000 on certain portfolio loan products. 

We also have special loans that will allow you to qualify using alternative documentation means like your bank statements or using your cash deposits with your banking institution(Asset Depletion). Talk to us today to see what loan option suits your need the best.

We will accept only W2s as a verification of your income. In some cases, we would accept only your last year/one year's tax returns.

FHA 30-YR Fixed 
This is a government loan with 30-year fixed rate. This program is not only for a first-time buyer. You will be required to put down a minimum of 3.5% of the purchase price. We are also able to provide you with an FHA loan that would allow you to make changes and modification to your home, all in the same loan. We will accept only W2s as a verification of your income. We also have the streamline option whereby we do not require nor verify your income. With the streamline refinance option, we do not require an appraisal. Only verbal confirmation of your job will do.

VA 30-Yr Fixed 
This loan is for eligible US. veterans The program does not require any down payment. Nor does it come with a mortgage insurance. We are highly experienced with VA loans, and have a veteran as part of our team to help you navigate through the process. We will accept only W2s as a verification of your income. We also have the streamline option whereby we do not require nor verify your income. With the streamline refinance option, we do not require an appraisal. Only verbal confirmation of your job will do.

Conventional Conforming Loans 
These are loans that are $417,000 and under. The minimum down payment for this loan is 3% of the purchase price or 97% of the value of the home, if a refinance. This loan type is especially good for situations where a consumer is purchasing a condo that is not FHA approved. We will accept only W2s as a verification of your income. In some cases, we would accept only your last year's/one year's tax returns.

Adjustable Rate Mortgages(ARM Loans) 
These are loans that are not fixed for the entire term of the loan. For example it could be fixed for 3 years, 5 years, 7 years or 10 years. This loan program carries a lower rate but the rate will begin to adjust periodically after the initial fixed period. This loan is good when the borrower is planning to only keep the property for only a short period of time, as indicated above.

0.5% Down Payment Program 
This program allows eligible borrowers to only put down 0.5% or $1,500, whichever is higher for their purchase down payment. Borrower must meet set county income limit, according to the number of people in the household. Talk to us today about this option to see if it fits your specific scenario.
